Have Building Plans been prepared?
Have they been submitted to the municipality?
Has the municipality issued a Letter indicating that further applications are required?
Is there a Conveyancer’s Certificate? Don’t worry if there isn’t.
If any of it exists, please send it through. I’ll also need to see a copy of the Title Deed. It’s important that I check for any restrictive conditions that may get in the way of your plans. If there are any, I’ll path a way forward for how to knock them out the way 😊
Answer: My success rate with municipal Town Planning submissions is 100%, and I have every intention of maintaining it 😊
I’m careful in choosing projects, and only move forward with ones which I know will be successful.
If I feel at any point that there is even a small chance that an application will be refused, I bring this to the Client’s attention with immediate effect, and recommend that the project not be commenced, paused, or halted (as the case may be). But if it all looks good, its full steam ahead 😊

The Proper Answer: This all depends on the nature, extent, and complexity of the development proposal.
Putting together a solid Town Planning application is (perhaps unfortunately) not an overnight job. Application approval processes can often be drawn-out and frustrating affairs, and it often takes mettle and fortitude on the part of the applicant to make it through. Not to worry though, I have enough for us both 😊
Answer: This varies based on the nature, extent, and complexity of the development proposal. Please provide me with as much information as possible (see above), and I’ll prepare a formal fee proposal, for your consideration.

Answer: Unfortunately not. I am unapologetically pro-developmental (within reason, of course), and I am committed to enabling housing, economic, and learning opportunities in well-located areas.
Answer: Happy to make the request to the municipality, on your behalf 😊 I’m not going to charge for this, but the municipality charges a small fee for the Certificate (less than R400).
Answer: Sure thing. Unfortunately, these aren’t always smooth processes, and it can (sometimes) take a while for the municipality to locate copies of the plans. In other instances, it can go pleasantly quickly.
Answer: These can be obtained from the Deeds Office (90 Plein Street, Cape Town City Centre). If the property is bonded, the bank will also have a copy.
