Answer: Please send through as much info as you can, but at least a sentence or two describing what you’re thinking of building or what land uses you’re intending on enabling. I’d love to see any Building Plans or photos you may have for the property.

Answer: I have a good gutfeel for when Town Planning proposals will be successful. If I feel that an application won’t be, I’ll be the first to let you know. But if it all looks good, I recommend going full steam ahead.

Answer: This all depends on the nature, extent, and complexity of the development proposal. Land Use Management application approval processes can be drawn-out affairs, and it often takes mettle and fortitude to make it through. Not to worry though, I have enough for us both 😊

Answer: The rates for Town Planning Services vary based on the nature, extent, and complexity of the development proposal. Please provide me with as much information as you can (see above), and I’ll prepare a formal fee proposal, for your consideration.

Answer: Happy to make the request to the municipality, on your behalf 😊 I’m not going to charge for this, but the municipality charges a small fee for the Certificate (less than R400).

Answer: Absolutely. Unfortunately, these aren’t always smooth processes, and it can (sometimes) take a while for the municipality to locate copies of the plans. In other instances, it can go pleasantly quickly.

Answer: These can be obtained from the Deeds Office (90 Plein Street, Cape Town City Centre). If the property is bonded, the bank will also have a copy.
